It is a legal requirement that the landlord of a rented property has a gas safety inspection carried out annually by a registered Gas Safe engineer. This is to ensure that the tenant is not exposed to dangerous risks such as gas leaks, fire, explosion or carbon monoxide poisoning.
A Landlord’s Gas Safety Record (CP12) will be issued by the engineer and the landlord must ensure that the tenant receives a copy within 28 days of the inspection, or at the start of a new tenancy.
